SUMMARY
Is responsible for assisting the Building Services Director, coordinating, developing and supervising all program components for Facilities Management and Building Services departments located in Staten Island and Brooklyn. This includes the direct supervision of management staff, maintenance of agency facilities, overseeing repairs and upgrades being performed by outside contractors, cleaning of agency grounds and facilities, compliance with all applicable regulations, division development and expansion. Has the authority to exercise independent judgment within the framework of established policies and procedures that influence operations. Serves as liaison with other agency programs and outside agencies, contractors and vendors.
ESSENTIAL DUTIES AND RESPONSIBILITIES
The duties and responsibilities of the Assistant Director of Building Services will include, but are not limited to the following:
- Recruits, orients, trains, appraises, supervises and recommends discipline, when necessary, of staff.
- Suggests, coordinates and implements division goals.
- Inspects agency sites and makes recommendations on repairs and upgrades of physical plant.
- Places construction work for agency sites out for bid and ensures contractors adhere to terms contained in signed contract.
- Manages agency fleet of vehicles.
- Oversees contract work concerning maintenance and repair of building systems including HVAC, electrical, plumbing, carpentry, fire alarm systems and fire suppression systems.
- Ensures agency sites are following NYC Building codes, OSHA, EPA regulations regarding hazardous waste disposal and ensures any conditions causing violations are corrected promptly.
- Inspects agency facilities on a regular basis to ensure they are being properly maintained and kept clean.
- Provides oversight of staff and facilities.
- Completes special projects as requested.
- Takes appropriate measures including periodic area assessments and observations of practices, materials, equipment and environment and provides staff with safety training to ensure that his/her employees are provided with the safest and healthiest workplace possible.
- Keeps abreast of changes in field.
- Oversees the upkeep of agency grounds and ensures staff effectively removes snow from same.
- Performs necessary paperwork as requested.
- Performs other related duties as requested.
QUALIFICATIONS
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. - Valid NY State Driver’s License and maintain it in good standing.
- Licensed Professional Engineer in NY State.
- Ability to read, write, speak and understand English.
- Good interpersonal skills are required to interact effectively with employees, co-workers, other departments, outside contacts, contractors, etc.
- Ability to work independently and handle multiple tasks.
- Knowledge of HVAC Mechanical Systems.
- Excellent organizational skills.
- Excellent analytical ability.
- Willing to travel among the agency sites.
- Must be able to maintain the strictest confidentiality.
- Proficiency in the use of a personal computer and appropriate software and E-Mail system.
EDUCATION and/or EXPERIENCE
- High School Diploma.
- At least seven years of progressively more responsible managerial experience.
COMPENSATION: $55,000 - $68,000 + Industry-Leading Benefits for all full-time employees.
